Keepmoat – Sighthill Scheme
A bold new chapter in Glasgow’s urban renewal story is unfolding in the north of the city, where Keepmoat Homes has completed the first phase of an ambitious regeneration scheme in Sighthill -one of the largest projects of its kind outside London. Commissioned by Glasgow City Council and designed by Collective Architecture, the development forms a vital part of the city’s long-term masterplan to transform Sighthill into a vibrant, connected and sustainable community.
Central to the visual appeal of these contemporary homes is the distinctive Milburn Ashen Brown brick, supplied by Ibstock—the UK’s leading brick manufacturer. With its warm, textured finish and multi-tonal character, the perforated, wirecut brick adds depth and quality to the architectural design. Phase one of the development includes a carefully curated mix of stylish, energy-efficient homes - ranging from modern one and two-bedroom apartments to exclusive three, four and five-bedroom family houses. Designed with both kerb appeal and community living in mind, the homes sit within a broader urban framework of tree-lined streets, green spaces, and sustainable infrastructure.
Sighthill is not just another housing development - it’s Scotland’s largest regeneration project and a model for integrated urban design. Emerging from one of eight Transformational Regeneration Areas identified by Glasgow City Council, the site is being reshaped into a thriving new district with 826 new homes - 628 available for private sale and 198 offered through GHA’s mid-market rent programme.
The transformation doesn’t stop at housing. The development includes commercial units, a new community campus with a school, and generous public realm investment - featuring blue-green infrastructure, landscaped parks, and a landmark garden bridge that seamlessly links Sighthill to Glasgow’s Canal and city centre.
Appointed through a competitive and design-led procurement process in 2017, Keepmoat Homes brought together a team of industry leaders, with LDA Design and Collective Architecture at the forefront of shaping the vision. Their collaborative approach focused on creating people-first places: every street and courtyard is designed to foster a sense of community, encouraging movement, connection and exploration.
“This isn’t just about building homes - it’s about shaping a new destination within Glasgow,” said a Keepmoat spokesperson. “We’ve worked closely with the Council and our design partners to ensure Sighthill becomes a place where people want to live, work and spend their leisure time.”
As part of its commitment to long-term community benefit, Keepmoat is also delivering a comprehensive employment and training programme. The initiative will create 62 new jobs through apprenticeships and graduate roles, sustain 45 construction jobs, support 46 ongoing apprenticeships, and offer 82 work placements - laying the groundwork for lasting local impact.
